“This villa is fully furnished, with all appliances included. Whether you choose to rent or buy, you can move in immediately.”
While he spoke, he unlocked the door.

Tom nodded. “Okay!”
Following the agent into the courtyard, Fang Xiaocao took a brief stroll and nodded approvingly. “The yard is quite clean.”
The agent smiled. “Yes, our agency is responsible for maintaining this villa. We hire a professional cleaning team to clean it twice a week.”
“The garden is also regularly trimmed and watered.”
“That’s very thoughtful!” Fang Xiaocao praised.
“It’s our duty to take good care of the property on behalf of the owner,” the agent said with a grin.
Fang Xiaocao nodded. “Let’s check out the inside.”
The agent gestured politely. “This way, please!”
He unlocked the door, and Fang Xiaocao and Tom walked in, inspecting the villa’s interior and facilities to ensure they met their needs.
After a thorough walk-through, Fang Xiaocao returned to the living room, satisfied, and sat down on the soft sofa.
“Mr. Agent, what are the rental and purchase prices for this villa?” she asked with a smile.
The agent sat across from her and enthusiastically explained, “The owner only offers long-term rentals—at least one year. The full rent must be paid upfront, with an additional six months’ rent as a security deposit.”
“When the lease ends, if there’s no damage to the property, the deposit will be fully refunded. If there’s any damage caused by tenants, it must be compensated accordingly.”
“For purchasing, the owner only accepts full payment, no installments.”
“If you buy it, all furniture and appliances are included at no extra cost.”
“The rental price is ¥50,000 per month, which means a one-year lease costs ¥600,000. To sign, you need to pay ¥900,000 upfront.”
“The purchase price, including taxes and all necessary fees, is ¥10 million. Once paid, our agency will handle all paperwork, and the process will be completed by the end of the day.”
The agent’s eyes sparkled as he looked at Fang Xiaocao—she was a walking fortune!
Regardless of whether she rented or bought, he would receive a generous commission. This single deal was worth two to three months of hard work.

“I’ll buy it. Tom, pay him!”

“Then have this agent hand over the keys and leave my villa!”
She placed her ID on the table, got up, and walked toward the master bedroom on the third floor.

“Leave it to me!” Tom replied respectfully.
As she reached the second floor, Fang Xiaocao paused and shouted downstairs.
“Oh, and one more thing!”
“Tom, bring my bedding to the master bedroom later. Put my clothes in the walk-in closet.”
“Got it!” Tom answered.
With that, he turned to the stunned agent and said, “Sir, you heard my lady. Let’s not waste time.”
He pulled out a bank card and handed it to the agent. “Swipe it.”
“Huh?”

The agent fumbled with his POS machine, his hands shaking slightly.
In all his years as a real estate agent, this was the first time he had encountered such a straightforward and wealthy client.
